Bayside plane trees drop their leaves right before winter rain arrives. How to prepare gutters, downpipes and stormwater drains before the water shows up.

Why autumn is the deadline, not winter
The street trees that make Brighton and Elwood so pleasant to walk around have a schedule. The plane trees drop the bulk of their leaves through autumn, and Melbourne’s wetter months follow close behind. That timing means every gutter, downpipe and stormwater pit on your property gets loaded with leaf litter in the weeks immediately before it is asked to handle serious rain.
Most of the flooded garages, overflowing gutters and water-stained eaves we see in June and July were entirely predictable in April. The leaves were already sitting in the system. The first proper downpour just turned a maintenance job into water damage.
The fix is unglamorous but effective: clear the system in autumn, after most of the leaf drop, and check that water actually has somewhere to go before the sky tests it for you.
How your stormwater system actually works
It helps to picture the path a drop of rain takes off your roof. Gutter, then downpipe, then usually an underground stormwater pipe that carries it to the street channel, a legal point of discharge, or on some properties a soakage pit. Many Bayside blocks also have grated surface pits in paved areas and light wells that feed into the same underground pipes.
A blockage anywhere along that chain backs water up to the weakest point. Blocked gutters overflow at the eaves and can push water under roof tiles or into wall cavities. A blocked downpipe overflows at the top or blows apart at a joint. A blocked underground pipe sends water back up through the surface pits, which is why a flooded light well or a pooling paved courtyard is usually an underground problem, not a surface one.
Low-lying streets in Elwood and parts of Gardenvale add one more factor: when the council street system is at capacity in a heavy storm, your property drainage needs to be in perfect shape to compete. Any partial blockage that would be invisible in light rain becomes the difference between coping and flooding.
The homeowner checklist
A fair amount of stormwater prep is safe, legal DIY. Work through this list on a dry day in mid to late autumn.
- Clear the gutters, or have a gutter cleaner do it if the roof is high or steep. Take the leaf litter out rather than flushing it down the downpipes, where it just relocates the blockage.
- Run a hose down each downpipe and watch where the water emerges. It should flow freely to the street channel or discharge point. Gurgling, slow drainage or water backing up at the top means a blockage below.
- Lift the grates on surface pits and scoop out the silt and leaves. Most pits are designed with a sump exactly so debris settles where you can remove it.
- Check gutter guard if you have it. Guards reduce cleaning but do not eliminate it, and a guard buried under a season of leaves sheds water straight over the edge.
- Walk the property in the first decent rain and note anywhere water pools or overflows. Five minutes of observation tells you more than any inspection in the dry.
When the blockage is underground
If the hose test backs up, or pits flood in rain your neighbours shrug off, the problem is in the underground pipes, and that is where the DIY road ends. Underground stormwater on older Bayside properties is often original earthenware or early PVC, laid in short sections with joints that tree roots find as reliably as they find sewer pipes. Sand and silt also settle in pipes with poor fall, gradually narrowing them until a heavy leaf load finishes the job.
Our approach mirrors what we do on sewer drains. A CCTV camera goes down the line first so we can see whether we are dealing with leaf sludge, roots, silt, a collapsed section or a pipe that never had proper fall. High-pressure water jetting clears organic blockages and cuts roots, and the camera confirms the result. If the pipe itself is failing, you will see the footage before we quote anything, and repair options come with a fixed price before work starts.

The best value move you can make is the autumn prep above: a clear surface system means the underground pipes only ever carry water, and water alone almost never blocks a sound pipe.
Common questions
How often should stormwater drains be professionally cleared?
There is no fixed schedule that suits every property. A block with heavy tree cover and older earthenware stormwater pipes may benefit from jetting every couple of years, while a newer system with good fall may never need it. The honest indicator is performance: if pits pond, downpipes back up or the hose test fails, the line needs attention.
My gutters are clean but water still overflows in heavy rain. Why?
Either the downpipes or the underground pipes cannot pass the flow. Common causes are a blockage below ground, undersized or too few downpipes for the roof area, or gutters with inadequate fall. Watch where the overflow starts in rain: at the downpipe head usually means a blockage below, along a whole gutter run points to capacity or fall.
Whose problem is flooding from the street: mine or the council’s?
Broadly, the pipes and pits on your property are yours, and the street channel and council drains are the council’s. If your system is clear but street water is entering the property in storms, report it to the council. If water backs up out of your own pits, the blockage is almost always on the private side.
