A renovation lives or dies on what happens behind the walls. Get the rough-in right and the fit-off is straightforward. Get it wrong and you are cutting into new tiles six months later. We handle bathroom, kitchen and laundry plumbing for renovations across Brighton, Brighton East, Hampton, Gardenvale, Elwood and Sandringham, from moving a single tap to a full strip-out and relayout.

We work two ways: directly with you if you are managing the project yourself, or alongside your builder as part of their trade schedule. Either way you get clear staging, plumbing done to the plans, and the compliance certificate the work requires. If a plan has a problem, a waste that cannot fall properly, a wall too thin for the cistern you have chosen, we raise it before demolition, not after.

  1. Scope the job against your plans

    We look at the drawings, the fixtures you have chosen and the existing pipework, then tell you what is straightforward, what is expensive to move and where an early change to the layout could save real money. In older homes we may recommend a camera inspection of the existing drains before demolition, so surprises show up on a screen rather than mid-build.

  2. Give you a fixed quote, staged for the build

    Renovation plumbing happens in stages, so we quote it in stages: rough-in, fit-off, and any drainage or hot water work in between. You see a fixed price for each stage before anything starts, and how the stages line up with the builder's schedule.

  3. Rough-in: the work behind the walls

    After demolition we run the new water lines, wastes and vents to the exact positions on the plans, pressure-test everything, and photograph the pipework before it is covered. Those photos go to you and the builder, so everyone knows exactly what is behind the sheeting.

  4. Stay coordinated through the build

    Between rough-in and fit-off, the waterproofer, tiler and cabinetmaker all do work that depends on our pipe positions. We stay reachable for their questions and come back for a mid-build check where the job needs it. This is a planned part of the process, not a callback.

  5. Fit-off: fixtures, testing and certificate

    Once tiling and cabinetry are done we return to install the toilet, tapware, shower, basin and appliances, then test every fixture under normal use. You receive a compliance certificate for the work that requires one, which you should keep with your renovation records.

Renovating in Brighton often means renovating under a heritage overlay. Parts of Brighton and neighbouring streets carry overlay controls that shape what you can change, and while plumbing itself is rarely the sticking point, it has to fit the constraints the overlay puts on the building. We are used to working within those limits: keeping wet areas where the drainage already falls, running new services through original floor structures without butchering them, and giving the designer honest answers about what the old house will allow.

The housing stock itself sets the difficulty level. Edwardian and Californian bungalow homes in Brighton and Brighton East often have original earthenware drains under the floor and pre-war copper or galvanised water lines in the walls. Connecting shiny new fixtures to hundred-year-old services works, but only if someone checks the condition of those services first. We would rather replace a tired section of drain while the floor is already open than have you dig up a finished bathroom later.

Common questions

When should the plumber get involved in a renovation?

Before the layout is final. Moving a toilet or shower is easy on paper and sometimes expensive under the floor, because wastes need fall and vents need a path. A short scoping visit while you are still designing can save you from committing to a layout that costs far more than a slightly different one.

Do you work with my builder or directly with me?

Either. On builder-managed projects we slot into their trade schedule and coordinate through them. On owner-managed projects we deal with you directly and help you sequence the other trades around the plumbing stages. The work and the standard are the same both ways.

What are rough-in and fit-off?

Rough-in is the pipework stage: water lines, wastes and vents run to position after demolition, before walls and floors are closed up. Fit-off is the finishing stage: toilets, taps, showers and basins installed and tested after tiling and cabinetry are done. Most renovations need us on site at least twice, and we quote both stages up front.

Can you renovate a bathroom in a heritage home?

Yes, and we do it regularly. Heritage overlays mainly control external and structural changes, but they shape what is practical inside too. We plan the plumbing around the constraints of the building, keep original structure intact wherever we can, and flag anything in your plans that the overlay or the old services will make difficult.

How do you price renovation plumbing?

As fixed prices per stage, quoted before the work starts. If demolition reveals something the quote could not see, old drains in poor condition are the usual one, we stop, show you the problem, and agree any variation in writing before continuing. No surprise numbers at fit-off.

Will I get a compliance certificate?

Yes. In Victoria, plumbing work above a set value and certain types of work require a compliance certificate from the licensed plumber who did it. We lodge and provide the certificate as a standard part of the job, and we recommend keeping it with your renovation documents for insurance and resale.
