  1. Take the job with the details we need

    Send us the work order by email or phone with the tenant contact and access notes. We confirm receipt the same business day and tell you honestly where the job sits: urgent under the Residential Tenancies Act categories, or routine and booked into the next available window.

  2. Contact the tenant directly

    We arrange access with the tenant ourselves so you are not playing messenger. We confirm the appointment window with them, and if a tenant is unreachable we tell you promptly rather than letting the work order go quiet.

  3. Diagnose, photograph and quote

    On site we find the cause, not just the symptom, using a drain camera or pressure testing where the job calls for it. For anything beyond agreed minor works we send you a fixed quote with photos before proceeding, so you can get owner approval with evidence attached.

  4. Do the work and document it

    Once approved, we complete the repair and photograph the finished work. You receive a short report: what we found, what we did, what caused it, and anything at the property worth budgeting for. If the fix needs a part we have to order, we say so up front and book the return visit before we leave.

  5. Invoice so the owner does not call you

    Invoices are itemised, matched to your work order number, and written so an owner can follow them without translation. Where we have recommended replacement over repair, the invoice references the written recommendation, keeping your file complete.

Common questions

How do you handle urgent repairs at rentals?

We triage against the urgent repair categories in the Residential Tenancies Act, things like burst water services, blocked or broken toilets where no other toilet exists, and failed hot water. If a reported fault is urgent, we prioritise it and tell you the realistic timing straight away. If it is routine, we say that too, so your file reflects the correct category.

Do you contact tenants directly?

Yes. Give us the tenant contact and any access notes with the work order and we handle scheduling with them directly, confirming the window before we attend. You get told when the appointment is set and when the job is done, without having to relay messages in between.

What documentation comes with each job?

Photos of the fault and the completed work, a plain-English summary of the cause and the fix, a note on anything else at the property worth budgeting for, and an itemised invoice referencing your work order number. Repair-versus-replace recommendations come in writing so you can forward them to owners as-is.

How does approval work for larger jobs?

You set the approval threshold and we work to it. Anything under your agreed minor-works limit we complete on the spot and document. Anything over it stops at diagnosis: we send you a fixed quote with photos, and nothing proceeds until you or the owner approve it.

Can you check a property against rental minimum standards?

We can inspect and report on the plumbing-related items in the Victorian rental minimum standards, including hot water supply and toilet and washing facilities in working order. You get a written summary of anything that falls short, with a fixed quote to bring it up to standard.
