A suburb built in one big push
Brighton East filled out fast in the years after the war. Street after street of solid clinker brick and cream brick homes went up through the late 1940s and 1950s, and most of them are still standing, still handsome, and still running on some portion of their original plumbing. When a whole suburb is built in one era, its plumbing problems arrive in waves too. What we see failing in one clinker brick home this year, we will see failing in its neighbours over the next five.
That is actually useful. If you know what year your house was built, you know roughly what is inside the walls and under the ground, and you can get ahead of the failures instead of meeting them at ten on a Sunday night.
Galvanised steel: the water pipes on borrowed time
Most post-war homes in Brighton East were plumbed with galvanised steel water pipes. Galvanised pipe corrodes from the inside out. The zinc coating protects the steel for a few decades, and once it is gone, rust builds up inside the pipe like plaque in an artery. A pipe that started life at 20 millimetres of clear bore can be down to a pencil-width channel of rust by now.
The symptoms are distinctive: weak flow that gets worse when a second tap opens, brown water first thing in the morning or after the mains have been worked on, and pinhole leaks that show up as mysterious damp patches. The threaded joints fail first, because the thread cutting removed the protective zinc right where the pipe is thinnest.
Every galvanised system of this age is near the end of its life. The honest advice is to plan a staged replacement with copper or PEX rather than paying to patch a pipe that will fail again half a metre along. If your home still has strong pressure and clear water, some of the galvanised may already have been replaced. It is worth having a plumber trace what is left, because a part-copper, part-galvanised system also sets up corrosion at the joins where the two metals meet.
Earthenware drains and the street trees
Below ground, these houses drain through glazed earthenware pipes laid in short sections with a rigid joint every 600 millimetres or so. Each joint is a potential entry point, and Brighton East gives roots plenty of encouragement. The suburb was generously planted with street trees, and mature plane trees in particular send fine feeder roots toward any joint that is weeping moisture. The root enters as a hair, thickens into a rope, and eventually fills the pipe with a fibrous mat that catches everything that comes down the line.
The pattern most owners notice is a drain that blocks every winter, clears with an electric eel, then blocks again twelve or eighteen months later. That is the root regrowing. Cutting roots is a treatment, not a cure. The cure is sealing the joints the roots are using, either by relining the earthenware with a resin liner or by excavating and replacing the worst runs in PVC. The other usual suspects
A few more era-specific items are worth knowing about if you own a clinker brick home in Brighton East.
- Original brass and ceramic tap sets often have imperial threads, so modern spare parts do not always fit and reseating or specialist washers are needed
- Galvanised waste pipes under kitchen sinks and troughs rust and weep long before they visibly fail
- Old cast iron or asbestos cement flue pipes on original heater installations should be assessed rather than disturbed
- Gully traps have often sunk or cracked, letting garden soil and stormwater into the sewer
- Hot water systems have usually been replaced at least twice, but the tempering and isolation valves around them are often original to a much earlier change-over
Repair, replace, or stage it
Almost nobody replumbs a whole house in one go, and almost nobody needs to. The sensible approach in these homes is triage. Water supply comes first, because a burst galvanised pipe inside a brick cavity does real damage and the material is uniformly at end of life. Drainage comes second, and only the runs the camera shows are compromised. Fixtures and taps come last, usually rolled into other work.

It is also worth saying plainly: in Victoria, replacing water pipes, altering drainage and any gasfitting is licensed work. A handy owner can swap a tap washer, but repiping and drain repairs legally require a licensed plumber, and the compliance certificate you receive for larger jobs is part of your home’s paper trail.

Common questions
How do I know if my house still has galvanised water pipes?
Look where the water service enters the house or under the kitchen sink. Galvanised pipe is grey metal, threaded at the joints, and often rusty at the fittings. A magnet sticks to it, which it will not do to copper. Weak flow that worsens when two taps run is the other strong clue.
Why does my drain block up every year or two?
Recurring blockages on that cycle are almost always tree roots regrowing through the same joints in the original earthenware pipe. Clearing the roots restores flow but does not close the entry point. Relining or replacing the affected section is what stops the cycle.
Is it worth replacing pipes that have not failed yet?
For galvanised water pipe, usually yes, because failure inside a wall cavity causes far more damage than planned replacement, and the material is at end of life across the whole suburb. For drainage, it depends on what the camera shows. We would rather show you footage than ask you to take it on faith.
