Choosing a Hot Water System for a Coastal Home
Salt air shortens the life of hot water systems near the bay. What to look for in a replacement when your home is a short walk from the beach.

Why the beach is hard on hot water systems
Hot water units near the bay work harder than the same units a few kilometres inland. Salt-laden air settles on casings, fittings, valves and electrical connections, and salt plus moisture is the recipe for corrosion. Across Brighton, Hampton, Sandringham and Elwood we routinely see externally installed units showing rust on the casing, seized relief valves and corroded fittings years earlier than the same models would inland. An eight-year-old unit near Dendy Street beach can look and behave like a twelve-year-old unit in the outer suburbs.
Inside a storage tank, the chemistry is working against you as well. Steel tanks rely on a glass lining and a sacrificial anode to resist rusting from the inside, and coastal conditions plus Melbourne water consume anodes faster than owners expect. The upshot is simple: near the coast, the choice of system, where it sits and how it is maintained matter more than they do anywhere else. A replacement is the one moment you get to set all three at once.
Placement is half the decision
Before comparing brands, look at where the unit will live. The difference between a unit in direct salt-laden wind and one in shelter is measured in years of service life.
- Inside beats outside. A garage, laundry or internal cupboard removes salt air from the equation almost entirely. - Shelter and orientation matter. If the unit must be external, the leeward side of the house, away from the prevailing onshore wind, out-performs an exposed seaward wall. Even a simple enclosure that still meets clearance requirements helps.
- Keep it accessible. Anodes, valves and filters only get serviced if someone can reach them. A unit hemmed in against a fence will quietly miss every service it needed.

Materials: where coastal buyers should be fussy

Stainless steel tanks resist internal corrosion without an anode, though they have their own sensitivities to water chemistry, and their external fittings still need salt-air care. Ask what the casing is made of too: coated steel casings rust visibly near the bay, while some models offer better-protected or non-ferrous cabinets.
Look past the tank to the small parts. Brass valves, stainless fasteners and decent cable glands are cheap insurance in salt air. On heat pumps, ask specifically whether the evaporator coil is coated for coastal installation, since the coil sits in the airstream and corrodes first. And read the warranty documents before buying: some manufacturers reduce or condition warranty coverage for installations within a stated distance of the coast, and most of Bayside sits inside those distances. Matching the system type to a coastal home
The gas-electric-heat pump decision deserves its own article, but the coastal angle in brief: continuous-flow gas units have compact casings that do reasonably well in salt air if sensibly sited, and no tank to corrode. Electric storage is simple and internal-friendly, which is a genuine coastal advantage. Heat pumps are the efficiency leaders and attract government incentives, but they must live where air flows, which usually means outside, so coil coatings and siting deserve real attention near the beach.
Household size, gas availability, roof space, noise rules and running costs all feed in as well. The point for a coastal buyer is that the corrosion question filters the list first: the right system is the one that suits your household and can survive your postcode.
The maintenance that decides how the story ends
Whatever you install, coastal service life is mostly determined after the installation. A sacrificial anode inspection partway through the tank’s life, relief valves tested and cycled, external casings rinsed of salt occasionally and kept clear of vegetation: these small habits are the difference between a tank that reaches old age and one that fails the week you have guests.

How close to the beach does salt-air corrosion actually matter?
There is no hard boundary, but the effect is strongest within the first kilometre or so of the water and fades with distance and shelter. Practically, all six of the suburbs we service are close enough to the bay that we treat every external unit as a coastal installation.
Is stainless steel always the better tank near the coast?
Not automatically. Stainless tanks avoid anode maintenance and internal rust, but they are sensitive to certain water chemistry and their fittings still corrode externally. A well-maintained vitreous-enamel tank in a sheltered spot can serve just as long. The honest answer depends on placement, water and how realistic ongoing servicing is.
My unit is outside and rusting on the casing. Does it need replacing?
Surface rust on the cabinet does not necessarily mean the tank inside is failing, but it is a prompt to have the unit inspected, the anode checked and the valves tested. An inspection tells you whether you are maintaining this unit or planning its replacement, and both are better decided before it fails.
