Going Away? Prep Your Plumbing Before You Travel

Most plumbing failures are small when they start. A flexible hose under the kitchen sink begins to weep, a washing machine hose splits, a cistern inlet sticks open. In an occupied house, someone notices within hours and the damage is a wet cupboard. In an empty house, the same failure runs at full mains pressure for however long you are away.

The worst water damage jobs we attend in Brighton and Bayside are rarely dramatic bursts. They are small failures given two uninterrupted weeks. Water finds floorboards, wall cavities, skirting and the neighbour’s ceiling if you are in one of Gardenvale or Elwood’s older blocks of flats. By the time anyone knows, the job has moved from plumbing to restoration.

The insurance industry knows this pattern well, and some policies have conditions about homes left unoccupied for extended periods. We will not tell you what your policy says, because they differ. We will tell you to read it before a long trip. Either way, the practical protection is the same and it costs nothing: shut the water off.

Your water meter is usually near the front boundary of the property, in a pit or on a riser near the fence. Next to it is the main isolation valve: either a tap handle you turn clockwise or a quarter-turn lever. Turning it off isolates the entire house. Nothing downstream can leak meaningfully because nothing is under mains pressure.

Do this a day or two before you leave, not on the way out the door, for one good reason: it tells you whether the valve actually works. Meter valves that have not been touched in twenty years can be seized, and older Brighton properties sometimes have corroded originals. If yours will not turn, do not force it with a wrench, because a snapped meter valve is a genuine emergency. Book a plumber to sort it, and treat a working isolation valve as basic household equipment, like a fire extinguisher.

After shutting the valve, open a garden tap briefly to relieve the pressure in the pipes. Then check the meter dials: if anything is still spinning with the valve closed, the valve is not sealing fully and needs attention.

The meter valve does the heavy lifting. These remaining steps deal with the appliances and the details, and take about fifteen minutes.

Reopening is simple, but a little order helps. Close any taps you left open, then open the meter valve slowly rather than snapping it to full. Filling empty pipework too fast can hammer the system. Let a couple of taps run for a minute to push out air and any water that has been standing in the pipes, and check under sinks and around the toilet connections while the pressure comes back up, since restart is exactly when a marginal fitting shows itself.

If you switched off an electric storage hot water system, turn it back on and allow several hours for a full reheat. Gas units on pilot or vacation settings come back quickly once returned to their normal setting.

If anything looks wrong on your return, damp carpet, a stain that was not there, a meter spinning with everything off, deal with it straight away rather than hoping.
