Winter Hot Water Checklist
Hot water systems fail in the first cold snap more than any other time. Why winter breaks marginal units, and what to check in autumn before yours fails.

Why hot water systems fail when it gets cold
Every winter, the first real cold snap brings a run of no-hot-water calls across Brighton and Bayside, and it is not a coincidence. Cold weather does not break healthy systems. It exposes marginal ones.
The mechanism is straightforward. In winter the water coming into your system from the main is significantly colder, so the unit has to add far more heat to reach the same tap temperature. A storage tank with a tired heating element or a burner that is already down on performance suddenly cannot keep up. A gas continuous flow unit that was quietly derating still manages a warm trickle in summer and delivers a lukewarm disappointment in July. At the same time, household demand goes up: longer, hotter showers, more washing, less tolerance for a system that takes its time.
Add cold overnight temperatures stressing external pilot lights, valves and pipework, and you get the pattern we see every year: the system that was going to fail eventually chooses the coldest week to do it. The point of an autumn check is to find those marginal systems while a repair or replacement can be planned, rather than done in a scramble with the household showering at the neighbours’.
The autumn checks anyone can do
None of these require tools or a licence, and together they catch most of the common warning signs.
- Find the age of your unit. The manufacture date is on the compliance plate on the tank or casing. Storage tanks commonly give ten years or so of service, and external units near the coast often age faster. If yours is at or past that point, plan rather than gamble.
- Look for rust and weeping. Rust streaks on the casing, corrosion at the fittings, or dampness around the base of a tank are signs the unit is corroding from inside. A tank weeping at the base is on borrowed time.
- Check the relief valve behaviour. A storage tank’s temperature and pressure relief valve should release a small amount of water during heating cycles. A valve that runs constantly, or never at all, needs a plumber to look at it.
- Listen. Rumbling or kettling from a storage tank usually means a thick sediment layer on the bottom is making the element or burner overwork.
- Test the recovery. Note how long the system takes to come back after a heavy evening of use. Slow recovery compared with last year points to a failing element, thermostat or burner.
- For gas units, look at the flame if visible. It should burn blue and steady. Yellow, lazy or sooty flames mean the burner needs professional attention.
The coastal factor: salt air and anodes
Bayside adds a variable that inland suburbs do not have. Salt air corrodes the casings, valves and fittings of externally mounted units, and in Sandringham, Hampton and beachside Brighton we routinely see units ageing visibly faster than the same model would a few kilometres inland. If your unit lives outside and faces the weather, inspect it more sceptically than the calendar alone suggests.
Inside a storage tank, the component quietly deciding your unit’s lifespan is the sacrificial anode. It is a metal rod, usually magnesium or aluminium on a steel core, hanging inside the tank. Because it is more chemically reactive than the tank’s steel, corrosion attacks the anode first and leaves the tank alone. That protection lasts only as long as there is anode left to sacrifice. Once it is consumed, the tank itself starts corroding, and a rusted-through tank is not repairable.
Anodes are replaceable, and replacing one partway through a tank’s life can meaningfully extend it. It is one of the lowest-cost forms of insurance in plumbing and one of the most neglected, because the anode is invisible until a plumber pulls it. If your tank is roughly five or more years old and the anode has never been checked, an autumn service is the right time to ask.
Repair, replace, or plan: making the call before winter
When we inspect a system in autumn, the outcome is one of three honest answers. The system is healthy, come back next year. The system needs a specific repair, here is a fixed price. Or the system is near the end, and the smart move is to choose its replacement on your own schedule.
That last one is where autumn timing pays for itself. A planned replacement lets you compare gas, electric and heat pump options properly, position the new unit with salt exposure in mind, and book the changeover for a convenient day. An emergency replacement in the middle of a cold snap tends to mean taking whatever equivalent unit is available soonest, because the priority is hot showers tonight. Both end with working hot water, but only one of them involved a decision you got to make properly.
In Victoria, virtually all work on hot water systems, including replacement of valves, elements and the units themselves, must be done by a licensed plumber, and installations require a compliance certificate. Common questions
My hot water is lukewarm in winter but fine in summer. What does that mean?
The system is marginal. Colder inlet water in winter demands more heating capacity, and a unit with a failing element, thermostat or derated burner cannot bridge the gap. It will not improve on its own, and it usually fails outright in a cold snap. Have it inspected before winter deepens.
Is it normal for the relief valve to drip?
A small discharge from a storage tank’s temperature and pressure relief valve during heating cycles is normal and means the valve is doing its job. A constant run, or a valve that never releases anything, are both faults. Relief valves are safety devices, so replacement is licensed plumbing work rather than a DIY item.
Should I turn my hot water thermostat up in winter?
No. Storage systems must store water hot enough to control Legionella and are tempered down at the taps, and those settings are regulated. If your water is not hot enough in winter, the fix is diagnosing the fault, not pushing settings. A licensed plumber can check the thermostat, element and tempering valve together.
